The Beacon is a condominium complex consisting of three towers in Little Tokyo: Roces Tower (2011), Arnaiz Tower (2012), and Amorsolo Tower (2016). The interior design of each tower is slightly different from each other, and many Japanese expatriates (mainly single men) live in Roces Tower and Arnaiz Tower because the rent is reasonable for the location and grade of the building.

Location of The Beacon

Address: Chino Roces Ave, Legazpi Village, Makati, 1223 Metro Manila

Area Info: Located in the Legaspi area of Makati, in the heart of Little Tokyo. Little Tokyo is the only Japanese neighborhood in the Philippines and is crowded with many Japanese restaurants and taverns. There are also many Korean and Chinese supermarkets and restaurants in the neighborhood, which are in high demand by expatriates.

Surroundings: Makati Central Square, a shopping mall for locals that includes a shooting range and bowling alley, and Walter Mart Makati (a shopping mall similar to Aeon in Japan) are located next door. 15 minutes walk to the center of Makati and Greenbelt area, which has one of the largest shopping malls in the country.

A Japanese bookstore is scheduled to open in 2022, making this property a perfect place for Japanese people.

The Beacon Amenities

[metaslider id=”45556″]

24-hour manned management, lobby, swimming pool, sauna, theater room, gym, parking, elevator, parcel delivery service

The interior is simple, with a white tile base. The lobby and hallways are well managed, with the lobby and hallways decorated at Halloween and Christmas, and a tree.

Common areas are common to all three towers, so the pool and gym are more spacious than those in regular condominiums.

The Beacon’s special features

  • Resident demographics: Many middle class Filipinos and Chinese and Korean expatriates live in the area due to the low rent and good location.
  • Low property prices: Compared to other condominiums in the area, the Studio type can be purchased for less than 10 million yen.

The Beacon can also be used as a hotel (condotel), and you can stay there for about $35 per night.

Between The Beacon

  • Many Japanese owners: There are many Japanese owners, and the houses are sometimes used as company housing for Japanese companies. However, in terms of the percentage of foreigners actually living in the property, there are not that many Japanese.
  • High occupancy rate: The large number of units and the high percentage of people actually living in the property give the impression of a large number of people. The lobby and hallways are crowded with people. Elevators are also often crowded.

While properties in central Makati are generally expensive in the surrounding area, the supermarkets and other restaurants around Beacon are more wallet-friendly for locals.

Property Reviews

This property allows you to enjoy the local feel of the Philippines while not feeling at all inconvenienced by the foreign country. As for the number of units, the highest percentage of 21-square-meter studio type units are common among the three towers. In the surrounding area, the minimum size is usually 30 to 40 square meters, which makes it possible to keep the acquisition cost per property low in relation to the property’s potential.

Capgain (gain on sale): The high number of units and low prices make the properties themselves highly liquid. The market price is stable since the property has been built more than 10 years ago. Rather than aiming for large capital gains in the short term, this property is designed to generate income gains while aiming for capital gains in line with the overall increase in Philippine real estate prices.

Income Gain (Rental Income): Many Japanese owners aim for income gain through long-term ownership. When rented out, tenants are mainly middle class Filipinos or young expatriates. However, since there are many singles in the market, it is advisable to furnish the property and offer it as fully furnished after purchase.

Who should and should not buy The Beacon

◎ Those who have no experience in Philippine real estate investment and are considering long-term holdings for income gain

△ Those who are looking for designer properties and those who want to take risks in real estate investment

The low property prices, stable market prices, and easy access to leases make it an excellent first property for those who are just starting out in Philippine real estate.
